WAGNER REALTY · MRP CERTIFIED · REALTOR® — NAR · OIF VETERAN

The VA home loan is one of the strongest benefits you earned through your service — but a lot of veterans never use it, or use it without fully understanding how it works in a competitive market like Bradenton and Sarasota.
I'm Ian Brooks-Miller, a veteran Realtor and Military Relocation Professional with Wagner Realty. I work with VA buyers regularly, and I'll give you the same honest, no-pressure guidance I'd want for my own family — in plain language, without the jargon.
A benefit you earned — and one of the best loan products available.
Most eligible buyers can finance up to 100 percent of the purchase price — no down payment required when the price is at or below the appraised value. That's a rare advantage in today's market.
Conventional buyers putting less than 20 percent down usually pay private mortgage insurance every month. VA loans don't require PMI — which can save you a meaningful amount over the life of the loan.
Because the loan is backed by the VA, lenders often offer competitive interest rates and flexible terms. Many veterans with a service-connected disability rating are also exempt from the VA funding fee.
"You earned this benefit. My job is to make sure you actually get to use it — and that your offer gets taken seriously."
— Ian Brooks-Miller
You'll need a Certificate of Eligibility (COE) from the VA. A VA-experienced lender can usually pull this for you in minutes. I can point you to trusted local lenders who know the program.
Pre-approval tells you your budget and shows sellers you're serious. We'll know exactly what you can offer before we start touring homes — no guesswork, no surprises.
We find homes that fit your life and are likely to pass the VA appraisal. Then I structure and present your offer so the seller sees its strength — this is where many VA buyers lose out, and where I make the difference.
I coordinate the VA appraisal, inspection, and every detail through to closing — keeping you informed at each step so nothing catches you off guard.

"Ian was incredibly helpful in guiding us through the VA loan process during a difficult time as a separating military couple. His expertise made the complex process much easier to understand, and his professionalism and empathy were invaluable."
— Josh, Home Buyer
For most eligible veterans and service members, yes. The VA loan offers no down payment, no private mortgage insurance, and competitive interest rates. In the Bradenton and Sarasota market, a well-structured VA offer is competitive with conventional financing when it's presented correctly to the seller.
In most cases, no. One of the biggest advantages of the VA loan is that eligible buyers can finance up to 100 percent of the purchase price with no down payment, as long as the price is at or below the appraised value. You'll still want funds for closing costs and reserves, which we can plan for together.
The VA funding fee is a one-time fee paid to the VA that helps keep the program running. The amount depends on your down payment and whether it's your first time using the benefit. Many veterans with a service-connected disability rating are exempt from the funding fee entirely. Your VA lender can confirm your exact fee or exemption.
A seller can choose any offer, and some have outdated assumptions about VA loans. Part of my job is presenting your offer so the seller sees its strength and understands the process, which removes the hesitation that sometimes works against VA buyers. The right presentation makes a real difference.
A VA appraisal determines the home's value and also checks that it meets the VA's minimum property requirements for safety and livability. It protects you as the buyer. It can be slightly more thorough than a conventional appraisal, so I help you choose homes that are likely to pass and prepare for the timeline.
