Manatee and Sarasota County real estate market update, July 2026

The short version: In July 2026, homes across Manatee and Sarasota Counties sold more and sold faster than a year ago, even as the number of homes for sale kept shrinking. Prices held steady to slightly up, and sellers are generally getting closer to their asking price than they were last summer. The market is competitive again for well-priced homes — but buyers aren't overpaying for everything.
