Manatee & Sarasota Real Estate Market Update — August 2026

The short version: In August 2026, more homes sold across Manatee and Sarasota Counties than a year ago, they sold faster, and there were fewer of them available. Sellers got a bigger share of their asking price in all four market segments. Prices went two different directions in the two counties — and that split is the most interesting thing in this report.

The REALTOR® Association of Sarasota and Manatee released its August 2026 market report on September 16. The headline is that inventory kept shrinking while sales kept rising, which is the combination that shifts leverage toward sellers.
